The Value of Tenant Insurance

Tenant insurance does not help the landlord in case the tenant damages his property. In fact, this type of insurance is never sold to landlords, unless the landlords are renting a property from someone else. The basic idea behind this coverage is that a person’s valuables will be protected should something happen to his domicile.

It will not replace the property or help him find a new place to live should the property get destroyed by fire or a natural disaster, but the coverage tenant insurance provides will help him replace the items that get destroyed.

Tenant insurance, also referred to as renter’s insurance, does not cost as much as home insurance. It does not need to. Instead of insuring the property and the house of its value, it is insuring the value of the items inside the house. This helps the renter avoid paying the high premiums. Legally, a tenant cannot take home owner’s insurance on a property, unless the buyer and the renter have agreed to a rent to own arrangement.

As with any other type of insurance, a person can shop around to get the best rates for tenant insurance. He will also enjoy the coverage tenant insurance offers as long as he pays his premiums. What tenant insurance does not have that other types of insurance do is someone who assesses the value of the property before the policy is taken out. The person who takes out the policy usually lets the insurance company know how much coverage he wants before purchasing a policy.

Taking out a monetary value far greater than the property contained within a home is a waste of money. Trying to claim the larger amount constitutes fraud. Take out only what you would need to replace your most valuable possessions. Typically, the most valuable possessions in a modern home covered by tenant insurance are electronic in nature.
