Why Landlords Require Tenant Insurance?

For those of you that have never lived in an apartment or rental house, you may wonder why some landlords are requiring tenants to have some type of tenant insurance policy. You may have even wondered whether these landlords are doing something illegal.

The truth is it’s within the landlord’s legal rights to require you to have tenant insurance. The reason is because it will protect the landlord financially if you were to case any serious damage to their property. Also, it will protect the tenant from any damages that may be been accidental but will still require the tenant to cover damages.

A tenant that has tenant insurance is showing that they are a responsible individual that cares amount their personal belongings and the property they are renting. Having insurance shows the amount of maturity you have which requires a great deal of responsibility. Some landlords that are tired of dealing with irresponsible tenants are making it a requirement to have tent insurance to weed bad tenants. For tenants that are able to get renter’s insurance, landlords will be more than likely to lease their property to them. Landlords look at tenants able to get insurance as a judgment of their character and whether they have good morals.

Landlords will also require tenants to have tenant insurance because it makes sense if you are renting your property to someone. Since there are a lot of different types of insurance policies involved with rental property, it makes sense to have tenant insurance to make things less complicated.

For one single building or a multiunit building, a landlord may have structural insurance and additional insurance on property within their rental, such as a washer and dryer, a refrigerator and any furniture. Of course, this does not mean damages you caused will be cover by the landlords insurance. This is why it is so important to get some tenant insurance.
